The short answer
Your house is a storage heater you can't switch off. Brick, blockwork, roof tiles and even plasterboard absorb heat from the sun all day, then release it slowly into your rooms through the evening. Why new-builds overheat the most
It sounds backwards — a brand-new, well-insulated home should be comfortable, right? In winter, yes. But overheating in new-builds is now common enough that the government changed the Building Regulations: Part O, introduced in 2022, exists specifically to force developers to design against overheating.
The problem is the combination of very high insulation, airtightness, and big glazed areas with opening lights that are often small (or restricted on upper floors for safety). Heat gets in through the glass, and the sealed fabric won't let it out.
